About the Role
Our client is a leading provider of specialist housing seeking a dedicated and experienced Building Surveyor to join their Asset Management team. This role is critical to the successful delivery of their Asset Management strategy, ensuring effective capital investment, cyclical, and statutory maintenance services are completed on time and within budget. The ideal candidate will also fulfil the responsibilities of a Building Safety Manager in compliance with the Building Safety Act.

Key Responsibilities
Manage major investment projects, including capital replacements, mechanical and electrical installations, and cyclical refurbishments.
Maintain strong financial control, including budget management, cost estimates, tender analysis, and value engineering.
Prepare detailed specifications and project designs, ensuring compliance with statutory authorities and legislation.
Lead competitive tendering exercises, recommending contract awards, and preparing all associated documentation.
Act as Principal Designer under CDM regulations, ensuring robust onsite health and safety management.
Perform Building Safety Manager duties, ensuring compliance with industry standards and statutory requirements.
Conduct Fire Risk Assessments, monitor risk closures, and report on performance. (Training will be provided)
Perform comprehensive building surveys, quality assurance, and stock condition surveys.
Ensure energy performance compliance, preparing reports and business cases for sustainable investment.
Deliver professional presentations to stakeholders, including internal teams, contractors, and residents.
Collaborate with the New Business Team to align development and maintenance objectives.   
Knowledge and Experience
Significant experience in a surveying role within a housing association, private practice, or local authority.
Proven contract administration experience for complex major works projects.
In-depth understanding of health and safety legislation, CDM regulations, and building safety compliance.
Experience as a fire risk assessor (desirable).
Qualified energy assessor with expertise in RdSAP (desirable).
Proficiency in CAD design work (desirable).

Qualifications
Degree or HND in a construction-related discipline or relevant experience (essential).
Membership in RICS, CIOB, or a similar professional body (desirable).
Accreditation as an Energy Assessor, Fire Risk Assessor, or Building Safety Manager (desirable)
