Position Overview:

Key Responsibilities:

Market Analysis:

Conduct thorough market research to identify potential land acquisition opportunities and development trends in the Northwest region.
Analyse market data, competitor activities, and demographic factors to inform strategic decision-making.Supplier Management:

Source and evaluate suppliers of construction materials, subcontractors, and service providers.
Negotiate contracts and agreements with suppliers to secure favourable terms and pricing.
Maintain strong relationships with suppliers, ensuring timely delivery of quality products and services.Project Support:

Collaborate with project managers and construction teams to understand project requirements and timelines.
Procure materials and services according to project specifications and budgetary constraints.
Provide ongoing support to project teams, addressing procurement-related issues and concerns.Cost Management:

Monitor and manage procurement budgets for construction projects, identifying cost-saving opportunities and controlling expenses.
Conduct regular cost analysis and reporting to ensure projects remain within budgetary limits.Compliance and Risk Management:

Ensure compliance with relevant regulations, permits, and industry standards throughout the procurement process.
Identify and mitigate procurement-related risks, such as supply chain disruptions or contract disputes.Quality Control:

Monitor the quality of materials and services provided by suppliers and subcontractors, ensuring adherence to construction standards and specifications.
Implement quality control measures to maintain high standards of workmanship and customer satisfaction.

Qualifications and Skills:

Bachelor's degree in business administration, Supply Chain Management, Construction Management, or related field.

Proven experience working in procurement or purchasing roles within the construction industry, preferably in residential development.

Strong negotiation and communication skills, with the ability to build and maintain relationships with suppliers and stakeholders.

Excellent analytical and problem-solving abilities, with a keen attention to detail.

Proficiency in Microsoft Office suite and procurement software.

Knowledge of relevant regulations and industry standards in construction procurement.

Ability to work independently and collaboratively in a fast-paced environment, managing multiple projects simultaneously.

Location:

Based in the Lancashire area with developments all over the Northwest.

Competitive Salary & package £30,000 plus
