The Division

NSS Maintenance are a working at height contractor working throughout UK, servicing facilities management clients and the refurbishment industry alike.

Our national coverage operates from four UK depots to offer planned and reactive building fabric maintenance and refurbishment services to commercial, retail, and industrial sectors. We currently employee over 600 employees directly across the NSS Group and own a fully serviced truck mounted access fleet, which we use in house for reactive and planned maintenance and cleaning requests

Day to Day Management of Operatives

Responsible for the day-to-day line management of operatives, ensuring all operatives are always fully briefed on the works they are undertaking.

Responsible for ensuring all operatives are equipped with the correct plant, equipment, tools, materials, and training to carry out works issued, with clear and detailed instructions for each individual project, to minimise the number return visits to complete works

Responsible for ensuring operatives understand and follow the project works processes, completing on site method statements the job sheet and report pack, obtaining sign off via on site client representatives and providing photography detailing the works carried out, including prestart and completion status

Responsible for the project team communications including regular team briefings and monthly one to one operative “check ins”

Ensures daily project reports are completed by site supervisors to the required standard including detail photography to illustrate the pre and post works status, quantities achieved and progress vs programme.

Seeks continuous improvement in all aspects of the division

Coaches and supports the project engineers to deliver exceptional customer service, fostering a culture of self-improvement, whilst identifying additional training needs to improve operative skill sets and enable career advancement

Turnover and profitability

Increases turnover and profitability by maximising the relationship with existing customers and identifies new business opportunities for the division

Responsible for managing the project teams to ensure maximum productivity is achieved, continually monitoring the output from individual maintenance operatives, ensuring minimal down time, and taking action to avoid aborted journeys

Responsible for monitoring supplier costs, always seeking best value for NSS stock items and materials for project specific works

Your job will include:

Responsible for assessing, evaluating, and responding promptly to client requests, prioritising works in the first instance to ensure client expectations are managed accordingly

Responsible for scheduling of project works and delivering them on or within programme. Projects range between 20k – 800k

Line managing in house project engineers up to 15no

Responsible for effectively monitoring the progress of all works, accurately recording all materials, externally supplied plant and equipment, sub-contractor labour and the in-house equipment and resources deployed, to ensure works achieve or improve on budgeted costs

Responsible for the allocation of resources to cover sickness and holidays

Responsible for managing the performance of any sub-contractors deployed

Responsible for the team communications including regular team briefings and one to one operative meetings

Ensures frequent contact is made with all existing customers via site visits and post works meetings

Management responsibility for client satisfaction and accountable for rectifying any customer complaints

Working cohesively with Contracts Director and Project Manager to deliver all projects within cost budgets and programme.
