Location: Coventry (covering Warwickshire, Worcestershire & West Midlands)

They are seeking a full-time Commercial Property Manager with ideally at least 3 years’ experience in property management. The successful candidate will take a role on existing and new projects while working with the other members of the Commercial Team to develop and promote their services.

Primary Responsibilities:

Provide property management and support services to landlords and tenants.
Carry out property inspections and liaise with contractors, suppliers, or building surveyors.
Ensure accurate lease data is maintained on the property management system.
Ensure rent demands are raised accurately and on time.
Ensure client reports are prepared and issued to clients in accordance with agreed timescales.
Compliance with relevant RICS codes of practice.
Manage the transition of client/properties in and out of management.
Provide accurate insurance data to brokers for renewal and ensure that all insurance premiums are recharged to tenants.
Identify opportunities for providing additional services to clients.
Preparation of service charge budgets.
Review service charge cash flows and budgets monthly/quarterly subject to client requirements.
Conduct work in line with company standards and requirements.
Full utilization of the Released Property Management system.Key Requirements:

Previous experience in a similar role preferred.
Commercially astute, understanding the importance of business targets and their impact to the practice.
Good knowledge of the 1954 Landlord and Tenant Act.
Commitment to providing an excellent standard of client care.
IT literate with experience of using a web-based case management system.
Proactive and business-minded.
Able to communicate effectively both in writing and verbally.
Possession of a full driving license and access to own vehicle.
Strong organizational skills – able to prioritize own time and workload.
Ability to work well on their own and as a team.
Good working knowledge of Microsoft packages
