Job Summary:
The Land Acquisition Manager for M/I Homes (NYSE “MHO”) coordinates and assists in the acquisition and development of real estate into residential communities. Monitors and supports the acquisition process through contract, due diligence, entitlement and closing phases.   Main responsibilities will be supervising project feasibility and managing all land entitlements to deliver a pipeline of communities for the Charlotte division.
 
Duties and Responsibilities
·         Sources and acquires land for the development of communities in the Charlotte market and geographical areas.
·         Prepares land acquisition packages for presentation and corporate approval.
·         Performs project underwriting and generates letters of intent (LOI’s).
·         Assists in the land entitlement process, including preparation of municipal presentation materials, project feasibility timelines, and weekly reporting on status of governmental approvals.
·         Develops and maintains property contact listings through continuous research and analysis of available land; establishes and maintains landowner, builder and developer contacts for available land and lots.
·         Assists in the evaluation process and inspection of land under consideration.
·         Reviews municipal zoning and subdivision codes affecting bulk standards and building requirements.
·         Manages contract/zoning attorneys and land development consultants to achieve land purchase, permitting, and development goals.
·         Generates Competitive Market Analysis (CMA) on a regular basis, including builder competition, resale regressions, and submarket location adjustments.
·         Assists Marketing Department with their on-site/off-site community signage leases and permits.
·         Meets with seller/engineers/planners/municipalities/other agencies as required for each property under consideration.
·         Assists with special projects as requested and performs additional duties as required.
Requirements
Minimum Education Experience:  
Bachelor’s degree in business, real estate, or civil engineering.  3-5 years’ experience in real estate acquisitions (with a production builder preferred).
Skills and Abilities: 
Demonstrated success in homebuilding industry preferred. Persuasive attitude with outstanding negotiation and organizational skills; detail-oriented aptitude. Ability to research, interpret, analyze, and evaluate given information relative to the acquisition of appropriate land sites. Excellent verbal and written communication skills for interaction with a variety of people inside and outside of organization. Decisiveness and good judgment, problem-solving and analytical skills to act with authority and manage risk with little direction from others. Ability to work at a fast pace and manage workload efficiently. Working knowledge of given market and geographical locations.
