Manage contracts: Organize and participate in monthly meetings with service partners, monitor the functioning of plant and systems through the building management system, conduct random checks on critical plant operations, review contractor reports and proposals, perform regular audits and inspections of plant and equipment, and attend site during shutdowns and emergencies as needed.
Ensure compliance: Stay updated with current legislation and standards, verify contractors' risk assessments, maintain pressure vessel written schemes and emergency lighting logs, manage water treatment regimes, oversee lift inspections, and ensure all statutory inspections are completed on time.
Provide technical support: Offer day-to-day technical and operational support to building managers and occupiers, assist with permit-to-work systems, and liaise with stakeholders on operational and technical matters.
Review occupier activities: Evaluate occupier license applications, review and provide feedback on drawings and reports, monitor tenant fit-out work for compliance, and conduct inspections as necessary.
Budget and procurement: Manage engineering service charge budgets, follow company policies for procurement, control budgets, raise orders, process invoices, and implement environmental and energy conservation programs.
Data analysis and management: Analyze engineering data and reports, identify specialist consultant roles, manage audit reports, and maintain accurate maintenance records and asset registers.
Contract management: Prepare and manage engineering service specifications and contracts, oversee tendering procedures, analyze tenders, and manage contractors during mobilization and completion phases.
Ensure standards and objectives: Ensure engineering standards align with company guidelines, coordinate engineering team activities, monitor utility consumption, stay updated on technological developments, and engage with stakeholders to improve property services performance.
Communication and reporting: Maintain regular communication with stakeholders, provide updates to senior management on new developments, deliver central reports as per company policy, and assist in achieving business objectives such as net zero carbon goals and improved occupier engagement.
Ad-hoc duties: Perform any additional duties as specified by management.
