Cityworx are recruiting a Maintenance Officer in Partnership with a leading Nursing & Care Home. Every detail of the Home is designed with the resident's comfort in mind. Key Purpose

Support the Facilities Manager and the Registered Manager to meet the needs and expectations of our residents by keeping the premises maintained to a high standard of repair and presentation through ongoing maintenance services in accordance with current best practices, policy and procedures, all agreed standards, current legislative requirements and relevant regulations, under the direction of the Facilities Manager and the Registered Manager and within the financial plans agreed with the Finance Manager.

Key Responsibilities

To take responsibility for carrying out or arranging to be carried out with the Registered Manager, planned and responsive maintenance and improvement works at the Home as required in a timely and positive manner.

Regularly review the maintenance of the buildings and grounds in accordance with the in-house written guidelines. Be pro-active in identifying opportunities and making recommendations for improving property operations and solving maintenance related problems.

To ensure the required paperwork is up-to-date on regulated maintenance checks in accordance with in-house policies and procedures. This list is neither exhaustive nor exclusive but entails team working and reporting any issues to your Line Manager:

General Maintenance

Provide a high quality, timely maintenance service to The Home responding to the Maintenance Report Book or the daily requirements of the Registered Manager;

Respond to emergency maintenance requests as required with adherence to an agreed out of hours call-out rota where agreed;

External duties such as snow removal, leaf clearance, patio jet-washing and drain clearance as required;

Minimise legal risks by reporting any concerns and implementing required actions;

Work in a cost-effective manner;

Maintain adequate levels of spares and ordering materials as required and maintain the documented inventory;

Ensuring compliance with Health and Safety regulations, operational and environmental policies and procedures;

Monitor internal and external maintenance to buildings, grounds and gardens, its contents, fixtures and fittings;

In conjunction with your Line Manager, maintain the internal and external fabric of the building, including walls, doors, windows and roofs of both temporary and permanent structures;

Maintain internal and external signs;

Repair furniture, fixtures and fittings;

As directed by the Registered Manager ensure the premises are kept in a highly presentable condition;

Exceptional events: work with Line Manager to develop, maintain and resource emergency plans and contingencies. Prioritise salting and gritting, flood prevention, fuel supplies etc.;

To comply with all regulations regarding the Health & Safety Policy and procedures and to be aware of safety hazards at the Home;

Be aware of any risk assessments and follow method statements or safe systems of work including manual handling and lifting procedures.

Inspections and Statutory Tests

After conducting the following tests, report any necessary maintenance or replacement requirements to the Registered Manager and either confirm your timescale for completing the required work or arrange for the appropriate contractors to attend the home for repairs etc.

Assist with the statutory testing of fire alarms, emergency lighting, hot and cold-water temperatures including Legionella checks, portable appliance testing (PAT) when new residents join the Home where necessary;

Maintain timely and correct records of inspection of buildings, plant and services in line with Appendix I.

Conduct periodic external inspections of buildings, grounds, boundary walls and fences and trees. Checking for safety issues, neighbour issues, trespass or encroachment and,

Conduct inspections on the clarifier where appropriate;

Conduct visual inspections of the ventilation, cooling and air-conditioning equipment;

Conduct visual inspections of the gas supply and equipment, limited to the correct operating and integrity of equipment and controls, ventilation, flue and air supply;

Conduct inspections of the water supply, storage and distribution;

Conduct inspections of the foul and surface water drainage, including all guttering, downpipes, soil vent pipes, above and below ground drainage, rainwater and road gullies and all manholes;

Conduct inspections of the internal and external finishes of the building, the painting and decorating and the treatment of external timber including patio furniture.

External Contractors

Working with the Registered Manager, coordinate and oversee the work of any external contractors on site to ensure that they are aware of and follow the Home’ instructions and protocols.

Financial Responsibility

Work within the Homes established financial procedures;

Physical Demands

The role of Maintenance Officer has physically demanding aspects. You will be expected to have the stamina to handle all types of materials, tools and equipment, within safe handling guidelines, across the workplace and throughout the working day.

Environmental Conditions

As well as internal work you will be expected to work outside in different weather conditions including hot and cold weather and rain.

Sensory Demands

The Maintenance Officer may be exposed to unpleasant sights and smells. You may at times be in proximity to dangerous and/or toxic substances and must take necessary precautions to protect your eyes, nose and skin from irritation and infection.

Working Relations

The Maintenance Officer is required to maintain respectful and good working relationships with the Board of Trustees, the Senior Management Team and all members of staff. You are also required to build and maintain respectful and good relationships with all suppliers, contractors, gardeners and any consultants, including working relationships that may occur with residents and their families within the parameters of this job description.

Other

Undertake tasks as reasonably required and instructed by the Registered Manager and other appropriate persons related to the Home which are not specifically set out in the job description but are within the scope of your skills, knowledge, experience and responsibility;

To be responsible for your own continuous professional development including all mandatory training for the role;

Take care of own health and safety and that of others who may be affected by your actions at work, which may include other staff members, residents and visitors;

Co-operate with the management team and co-workers to help everyone meet their legal requirements related to health and safety. Raise with the management team any specific queries or concerns relating to health and safety and support them to address health and safety issues.
